Step-by-step
What you'll need
- Rubberized wet-patch roof cement (cartridge or can) for emergency asphalt-roof repairs
- Polyester reinforcing fabric, 4–6 in. wide
- Trowel, putty knife and a stiff brush
- Utility knife and tape measure
- EPDM: membrane cleaner, EPDM primer, peel-and-stick EPDM patch or cover tape, silicone seam roller
- TPO/PVC: membrane cleaner and a matching patch (heat-welded by a roofer, or a maker-approved peel-and-stick patch)
- Nitrile gloves, eye protection, non-slip shoes
-
Protect the inside and stay safe
Catch the drip, move belongings and switch off power to any circuit near the water. Don't go up during lightning, high wind or on a roof that feels soft or spongy, and use a ladder that extends 3 feet above the roof edge.
-
Find where the water gets in
Check the roof above and upslope of the ceiling stain, starting with flashings, seams, penetrations, drains and low spots. Water often travels before it drips, so mark the most likely entry points with chalk or tape.
-
Identify the roof membrane
Granulated or smooth black asphalt sheets mean modified bitumen, built-up or roll roofing. Black rubber means EPDM; a smooth white plastic sheet with welded seams is TPO or PVC. The membrane decides which patch is allowed.
-
Clean the area
Sweep away debris, brush off loose granules and scrub dirt and algae from at least 6 inches around the damage. Membrane patches need a clean, dry surface; wet-patch cement is the only product here meant to go on wet.
-
Make the emergency patch (asphalt roofs only)
Trowel rubberized wet-patch cement about 1/8 inch thick, pressing it into the crack or hole and feathering it at least 2 inches past the damage in every direction. Do not use it on EPDM, TPO or PVC.
-
Reinforce it with fabric (the permanent asphalt-roof repair)
Once the surface is dry, do a three-course repair: a layer of compatible cement, polyester fabric pressed in with no wrinkles, then a top layer that fully covers the fabric and extends past its edges.
-
Patch EPDM with primer and tape
Scrub with an EPDM cleaner, prime at least 3 inches past where the patch will sit, let the primer flash off, then apply a peel-and-stick EPDM patch at least 6 inches across that covers at least 3 inches past the damage. Roll it firmly toward the edges.
-
Get TPO and PVC welded
Clean the weathered surface with the membrane maker's cleaner and have a roofer hot-air weld a matching patch. If you must use a peel-and-stick patch, use one the membrane maker approves, with its primer.
-
Check after the next rain and plan the follow-up
Look inside and on the roof after the next storm. Note the date of any asphalt patch so you can wait out the cure time before coating, and plan a fabric repair if you only did an emergency patch.
Is this a temporary fix or a permanent repair?
Most flat-roof patches fall into one of two jobs. An emergency patch stops water today, often in bad weather, and buys time. A permanent repair restores the roof to something close to its original strength and uses materials that match the membrane. Plenty of homeowners do the first and never get around to the second. That’s how a 3-inch split becomes a soaked ceiling two storm seasons later.
| Repair | Works on | Wet surface? | Role | Can you coat over it later? |
|---|---|---|---|---|
| Rubberized wet patch (e.g., Henry 208R) | Mod bit, smooth BUR, roll roofing, metal, masonry (not gravel) | Yes | Emergency or short-term | Yes, after Henry’s 30-day wait; may need a bleed-blocking primer |
| Plastic roof cement alone | Asphalt roofs | No | Short-term | Same as above |
| Three-course: cement + polyester fabric + cement | Asphalt roofs | No | Permanent for small damage | Same as above |
| Acrylic sealant + fabric (e.g., Henry 289 + 296) | Asphalt roofs being acrylic-coated | Damp OK, not wet | Permanent, coating-ready | Yes, with acrylic; no bleed-through |
| Silicone sealant + fabric | Silicone-coated roofs; prep for silicone coating | No | Permanent | Silicone only |
| EPDM primer + EPDM patch or cover tape | EPDM | No | Permanent | Yes, with an EPDM-approved coating |
| Heat-welded TPO/PVC patch | TPO, PVC | No | Permanent | Yes, with a single-ply-approved coating |
What’s actually in the can?
Wet-patch cements are solvent-based asphalt mastics with rubber added so they grip damp surfaces. Henry’s 208R label says it seals on wet or dry surfaces, even under water or in driving rain, and covers about 12.5 sq ft per gallon at 1/8 inch thick. The same label rules it out for gravel surfaces, rubber or PVC sheet roofing and wood shingles. It’s flammable, with a 120°F flash point, so keep it away from torches and heat guns, and clean tools with mineral spirits.
Plastic roof cement is the classic fibered asphalt mastic for patching and three-course repairs on asphalt roofs. Most need a dry surface. GAF’s Matrix 203, for example, isn’t for wet surfaces and must stay off coal-tar roofs.
Acrylic and silicone repair sealants are what coating manufacturers want under their coatings. Henry sells its 289 acrylic sealant specifically for repairs before an acrylic coat, and notes it won’t bleed through. For its 887 silicone coating, Henry specifies its 884 and 885 silicone sealants.
How do you do a three-course repair?
“Three-course” is roofer shorthand for cement, fabric, cement. The fabric turns a brittle smear of mastic into a reinforced patch that can flex with the roof.
- Cut away loose, curled or blistered material so you’re working on sound roofing, and brush off loose granules.
- Spread a layer of cement about 1/8 inch thick, extending a few inches past the damage on every side.
- Press polyester fabric into the wet cement with a putty knife, working out wrinkles and air pockets. The fabric should extend at least 2 inches beyond the damage.
- Cover the fabric completely with a second layer of cement, feathering the edges so water flows over them.
Use the same three-course idea with acrylic or silicone sealant if you plan to coat. The fabric is identical; only the “cement” changes.
How do you patch EPDM, TPO and PVC?
EPDM rubber is repaired with rubber. Holcim Elevate (formerly Firestone) calls for scrubbing the area with soapy water, rinsing and drying it, then priming at least 3 inches past where the patch will go. The patch should be at least 6 inches across and cover 3 inches past the cut in every direction. Press it down firmly with a narrow silicone hand roller, working out to the edges. EternaBond’s RoofSeal tape is another option that lists EPDM, TPO and metal; clean the surface first.
TPO and PVC are thermoplastics, and the proper repair is a matching patch hot-air welded in place. Weathered membrane has to be scrubbed and wiped with the maker’s cleaner before it will weld. GAF warns that membranes contaminated with asphalt or grease should be cut out and replaced rather than welded, so a blob of roof cement on a TPO roof turns a small fix into a cut-and-replace job. Peel-and-stick patches exist, but use only one the membrane maker approves, over its primer.
How long does each patch take to cure?
- Wet patch and asphalt cement: solvent-based asphalt products skin over quickly but keep releasing solvent for weeks. That’s why Henry asks for 30 days before coating over 208R.
- Acrylic sealant with fabric: Henry’s 587 instructions allow 2–24 hours before coating over its acrylic repairs, depending on weather.
- Silicone sealant: typically hours, depending on the product and humidity.
- EPDM primer and tape: primer must flash off first; the patch is watertight once rolled.
- Heat welds: done when cool, though the roofer should probe-check the seam.
What can go over an asphalt patch later?
This is where a quick fix can complicate a coating job. Three things matter.
1. Bleed-through. Fresh asphalt releases oils that migrate up into white coatings and stain them yellow-brown. The Roof Coatings Manufacturers Association says bleed-blocking primers exist to stop lighter fractions in some bitumen roofs from staining white elastomeric coatings. GAF and Henry’s pro line both specify a bleed-blocking primer under silicone on asphalt roofs.
2. Wait times. Data sheets disagree, so check yours:
| Product | Wait over new asphalt patches or coatings |
|---|---|
| Henry 208R (coating over it) | 30 days |
| Henry 555 fibered aluminum | 30 days for repairs |
| GAF Bleed-Block primer | New asphalt roofs weathered at least 30 days |
| APOC 252 acrylic | At least one summer season over asphalt, tar or aluminum |
3. Chemistry. Asphalt patches can be coated with acrylic, silicone (with primer), fibered aluminum or asphalt coatings. But an asphalt patch on a silicone-coated roof won’t bond at all, and asphalt patches on EPDM, PVC or TPO are a repair you’ll pay to undo.
If you know you’re coating soon, skip the asphalt cement. Make the repair with the coating maker’s own sealant and fabric, so there’s nothing to wait for and nothing to bleed.
When should you stop patching and call a roofer?
- The deck feels soft, the ceiling is sagging, or you find wet insulation over a wide area.
- The leak is at edge metal, a drain, a large HVAC curb or a wall, where flashing details matter.
- You have TPO or PVC that needs welding, or a torch-applied mod bit repair. Open flame on a roof is a pro-only job.
- You’ve patched the same area more than once.
In Florida, the building code also limits how much of some older roofs can be repaired within 12 months before the whole roof section has to be redone (the “25% rule,” with an exception for roofs built to the 2007 code or later). Ask your local building department how it applies before a large repair. See how to hire a flat roofer for what to ask.
Safety: flat roofs feel safe until you’re near the edge. Stay well back from unprotected edges and skylights, which are not designed to take your weight. Don’t work on a wet, dewy or freshly coated surface, and keep solvent-based cements away from flames and pilot lights.

The emergency patch to keep in the garage: a rubberized asphalt cement that bonds to wet surfaces, even in the rain. Trowel it on thick and wide, and bed polyester fabric in it over anything bigger than a nail hole.
Read the fine print: Asphalt-based. Henry says to wait 30 days before coating over it, and it can bleed through white acrylic or silicone, so prime it with a bleed blocker or cut it out before a recoat. Not for EPDM rubber or PVC sheet roofs. Henry wants fabric on any hole wider than 1/4 in. or longer than 2 in.

Thin, stretchy polyester you bed into roof cement or coating to bridge cracks, seams and flashing joints. It's the difference between a patch that splits in a month and one that lasts.
Read the fine print: Fabric goes into a wet base layer and must be fully covered by a top layer. Exposed fabric wicks water and breaks down in the sun.
Best for: Reinforcing patches, seams and flashing transitions

The thick silicone Henry pairs with 887 for seams, cracks, penetrations and flashing details before the field coat. It's also the right patch material for a roof that's already silicone-coated.
Read the fine print: The silicone rule applies: once it's on, only silicone goes over it. Don't count on one thick glob over a wide crack. Clean it, fill it and feather it out.
Best for: Detail work before an 887 coat, and patches on silicone-coated roofs

One box with what a proper peel-and-stick EPDM repair needs: wide flashing, cover strip, seam tape, T-joint covers, membrane cleaner and the hand tools. It's the right way to fix a rubber roof, not smearing tar on it.
Read the fine print: EPDM tape only holds on rubber that's been scrubbed free of chalk, and primed if the kit calls for it. Skip the prep and the patch peels. Never use asphalt cement on EPDM.
Best for: Punctures, open seams and small tears on EPDM rubber roofs

Frequently asked questions
Can you patch a flat roof in the rain?
Only with a product made for it. Henry says its 208R Rubberized Wet Patch seals on wet surfaces and even under water, from 5°F to 120°F. Ordinary plastic roof cement, tapes, primers and coatings all need a dry surface. Treat a rain patch as temporary and redo it properly once the roof dries.
How long does a wet patch last?
Manufacturers don't publish a service life, and it depends on sun, ponding and how big the damage was. Treat it as an emergency fix. Henry itself recommends coating over 208R after 30 days to extend the repair, and a fabric-reinforced repair is the longer-term answer.
Can I use roof cement on an EPDM rubber roof?
No. GAF warns that oils from asphalt products migrate into rubber such as EPDM and can make it soften, swell and distort, and Henry's wet patch label excludes rubber and PVC sheet roofing. Use an EPDM primer and EPDM patch or cover tape.
Can I coat over roof cement or wet patch?
Yes, after it cures, but wait. Henry says 30 days for its wet patch; APOC asks for a full summer season before its acrylic goes over asphalt or tar. Over asphalt, white coatings may need a bleed-blocking primer to stop brown staining. Silicone-coated roofs can only be repaired with silicone.
How do I fix a leak on a silicone-coated roof?
Use silicone. Clean the area, scuff it, wipe it with the solvent the coating maker specifies, then embed polyester fabric in a silicone base coat and cover it with a silicone topcoat. Asphalt cement and acrylic patches won't bond.
Should I file an insurance claim before patching?
Take dated photos of the damage inside and on the roof before and after any emergency patch, and keep receipts. Many policies expect reasonable steps to prevent further damage; for what yours covers, ask your insurer or agent.
