What does a flat roof inspection include?

A proper inspection covers the whole system, not just the spot that leaks:

  • Drainage: drains, scuppers and gutters, plus signs of ponding such as dirt rings.
  • Edges and flashing: edge metal, parapet caps, wall flashing and terminations.
  • Field of the roof: seams and laps, blisters, cracks, punctures, granule loss, coating wear.
  • Penetrations: pipe boots, vents, skylights, AC curbs and stands.
  • Interior: ceilings and the tops of walls below the roof, and attic or plenum spaces where accessible.
  • A written report with photos, the roof type and estimated age, problems ranked by urgency, and recommended next steps.

Our national baseline is a professional inspection of a residential flat roof with a written report: $125–$600, with a typical price near $300.

How much does each type of inspection cost?

Visual inspections ($125–$400) are the standard. A roofer or inspector walks the roof, photographs conditions and writes up findings. Angi puts the national average for roof inspections at about $257, and Fixr’s estimate runs higher.

Drone inspections ($150–$600) photograph the roof without anyone walking on it. They are useful for documentation and for roofs that are unsafe to access. On a flat roof, though, a drone can’t feel soft spots or open laps. It works best alongside a hands-on look.

Infrared moisture scans ($400–$600) are where flat roofs differ from sloped ones. Water that gets under a membrane soaks the insulation and can spread far from the entry point, while the surface looks fine. A thermal survey after a sunny day shows wet areas as warm spots, and a roofer can confirm with a small core cut and patch it properly. Ask for one after a significant leak, after a hurricane, and before any coating or recover.

What makes an inspection cost more?

  • Roof size and complexity. HomeGuide’s drone pricing, for example, climbs from $150–$250 for homes of 1,000–1,500 sq ft to $400–$600 for 2,500–3,000 sq ft.
  • Access. Two-story buildings, steep approaches and roofs without safe ladder points take longer.
  • Moisture testing. An infrared scan, plus core cuts to confirm what it finds, moves a visual inspection into the $400–$600 range or beyond.
  • The report. A certification letter for a sale or an insurer, or a detailed report with roof plan and photo log, adds cost.
  • Region. Angi notes West Coast prices run well above the Southwest and Eastern Seaboard.

Are free inspections a good deal?

Many roofers inspect for free as part of preparing a quote, and that’s reasonable for routine work. The catch is incentive: the person inspecting also wants the job. Fixr advises asking exactly what a free inspection includes. After storms in particular, free inspections are a common opening for high-pressure sales. Florida law bars contractors from offering gifts or deductible waivers in exchange for an inspection. See how to hire a flat roofer.

What do Florida homeowners need to know?

Inspections often come from your insurer, not your roofer:

  • Roofs 15 or more years old: under section 627.7011, an insurer must let you have the roof inspected by an authorized inspector, at your expense, before requiring replacement. If the roof has at least 5 years of useful life left, age alone can’t be the reason to refuse or nonrenew.
  • 4-point inspections: many insurers require these for older homes. The roof section records covering type, approximate age, condition and remaining life.
  • Wind mitigation: the state’s uniform form (OIR-B1-1802) documents roof covering, deck attachment, roof-to-wall connections and secondary water resistance. These features can earn wind-premium credits. Citizens notes the form was revised effective April 1, 2026, and accepts reports completed within five years if the home hasn’t changed.

Keep every report with your roof permit and warranty. Together they are your proof of roof age and condition. Our Florida permits and rules guide explains how roof age affects coverage.

What happens after the inspection?

A good report tells you whether you need nothing, a repair, a coating or a replacement, and why. If it finds wet insulation or damaged decking, get that in writing with photos and locations so competing roofers quote the same scope. For routine upkeep between inspections, use our maintenance checklist.

Frequently asked questions

Are free roof inspections worth it?

They're fine for getting a quote, but they come from someone who wants to sell you work. Fixr cautions homeowners to ask exactly what a free inspection includes. For an independent opinion, especially after a storm or before a big purchase, pay for an inspection with a written report and photos.

What is an infrared roof scan and do I need one?

It's a thermal camera survey, usually done in the evening after a sunny day, when wet insulation holds heat longer than dry insulation. It's the practical way to find hidden moisture under a flat roof. Consider one after a leak, after a hurricane, or before paying to coat or recover a roof.

How often should a flat roof be professionally inspected?

Homeowners should look the roof over at least twice a year and after major storms. A professional inspection makes sense every year or two, after any significant storm, before buying a home, and before choosing between repair, coating and replacement.

Will my insurer pay for a roof inspection?

Usually not. Florida law requires an insurer to let you get an inspection of a roof 15 or more years old before it requires replacement, but the inspection is at your expense. A wind mitigation report can lower your wind premium if it documents qualifying features, so ask your agent what credits are available.

Who can do the roof inspection my Florida insurer asks for?

Section 627.7011 lists authorized inspectors, including licensed home inspectors, building code inspectors, licensed contractors, engineers and architects, and others the insurer accepts. Ask your insurer which credentials and forms it requires before you book.
