Step 1 of 5

What's going on with your roof?

Pick everything that applies.

What does a professional coating job include?

A roof coating, sometimes sold as a “roof restoration,” is a liquid membrane applied over an existing roof that is still sound. A proper job has four parts. First, an inspection to confirm the roof is dry and worth coating. Then cleaning to remove dirt, chalking and algae. Next, repairs to open seams, blisters, flashing and penetrations, often reinforced with fabric. Finally, a primer where the surface needs one, followed by the coating, usually in two coats.

Our national baseline is a 1,500 sq ft residential flat roof coated with a two-coat system: $1,875–$6,750, with a typical job near $3,900. That is the midpoint between a typical acrylic job (about $3,375 at $2.25 per sq ft) and a typical silicone job (about $4,500 at $3.00 per sq ft).

Why do published coating prices vary so much?

You will see averages online as low as $1,500 for a whole roof. Those figures, from consumer cost sites such as Angi and HomeAdvisor, often reflect thin single coats, small roofs or material-heavy estimates. Contractor and industry rate pages for warrantied systems run noticeably higher, with silicone commonly at $2–$5 per sq ft. We set our ranges where those sources overlap for a two-coat residential job.

What makes a coating quote higher or lower?

  • Thickness and warranty. Longer warranties need more material. CommercialRoofGuide ties 10-year warranties to about 20–25 dry mils, 15-year to 25–30 mils, and 20-year to 30–40 mils.
  • Chemistry. Silicone material costs more than acrylic, and it is the usual pick where some water ponds.
  • Prep and repairs. A roof with dozens of open laps or blisters needs far more labor before any coating goes on.
  • Substrate. EPDM, TPO and some granulated surfaces need specific primers or base coats to bond.
  • Size and access. Small roofs cost more per sq ft, and two-story access adds setup time.

Is coating cheaper than replacing?

Usually, by a wide margin. Coatings run $1.25–$4.50 per sq ft versus $5–$14 for a full replacement, and there is no tear-off or disposal. But the savings only hold if the roof underneath is sound. A coating over wet insulation, a rotted deck or widespread membrane failure traps the problem and fails early. Industry guidance commonly steers owners to replacement when insulation is saturated or large parts of the roof need repair first. An inspection that includes a moisture check is cheap insurance before you spend thousands.

What does DIY coating cost by comparison?

Materials are the smaller part of a pro quote. HomeGuide puts coating at roughly $125–$275 per 5-gallon bucket, covering about 50–100 sq ft per gallon per coat depending on the product. A 1,000 sq ft roof with two coats needs about 20–40 gallons, or 4–8 buckets, which works out to roughly $500–$2,200 in coating alone. Add cleaner, primer, seam fabric, rollers and a few weekend days. DIY makes the most sense on small, simple, single-story roofs where you can work safely. It makes the least sense on roofs with leaks, soft spots or ponding, which need repairs a coating won’t make.

How do you compare two coating quotes?

Line them up on the same points:

  • Product and chemistry, by brand and name, not just “silicone.”
  • Thickness: dry mils or gallons per 100 sq ft, and the number of coats.
  • Prep: cleaning method, primer, and which seams, flashings and penetrations get reinforced.
  • Repairs: what is included, and the unit price for extra repairs found during prep.
  • Warranty: manufacturer or contractor, how many years, and what maintenance it requires.
  • Permit: whether one will be pulled.

A quote that’s much cheaper usually skips prep or applies less material. Both shorten the coating’s life.

What should Florida homeowners know?

  • It’s roofing work. Florida’s roofing contractor definition includes coatings sold to protect or extend a roof’s life, so the applicator should hold a roofing license, and many jurisdictions require a permit.
  • HVHZ approvals. In Miami-Dade and Broward, coatings need HVHZ-valid product approval. Some silicone coating NOAs state the product is a maintenance coating, not a roof system for HVHZ code purposes, so a coating doesn’t automatically count as a new roof.
  • Timing. Coatings need dry weather to cure. South Florida’s rainy season runs mid-May to mid-October, so the drier months are easier to schedule.
  • Prices. South Florida quotes tend to land in the upper half of these ranges.

Roof and coating

Typical for silicone: 1–2 coats.

You'll need about

11–28 gal

  • 3–6 five-gallon pails
  • 3–6 4.75-gal buckets

Granulated cap sheet, gravel and foam soak up more coating. Plan on the high end.

Buy the high number for a first coat on a weathered roof; most stores take back unopened pails.

Doing it yourself? What to buy

  • Spray foam
  • Silicone-coated
  • Acrylic-coated

The silicone most homeowners can actually find on a store shelf: bright white, tolerates standing water better than acrylic, and rain-safe minutes after it goes on. Buy enough to hit the full thickness, because a thin silicone coat is money wasted.

Read the fine print: Once a roof is silicone, only silicone sticks to it later. No acrylic, asphalt cement or most tapes over it. Henry calls for a test area on asphalt roofs to check bleed-through and adhesion, and it's not for shingles. An opened pail starts curing from the humidity in the air, so don't plan on saving leftovers.

Best for: Recoating a sound mod-bit, built-up, metal or foam roof with long-lasting white silicone

A budget-friendly, water-based white coating for roofs that drain well. Cleanup is soap and water, and you can recoat it with acrylic again in a few years, which is why many homeowners start here.

Read the fine print: Acrylics need a dry, warm window to cure. Rain or heavy dew on a fresh coat can wash it off. Acrylic won't bond to silicone, and on asphalt surfaces brown staining can bleed through unless you prime.

Best for: A budget white recoat on a well-draining mod-bit, built-up or metal roof

A roof-specific cleaner for getting dirt, chalk and mildew off before a coating goes on. Most coating failures trace back to prep, and this is the cheap part of the job.

Read the fine print: Rinse completely and let the roof dry, because cleaner residue blocks adhesion. Follow the label for dilution and protecting plants, and check that your coating maker accepts it as prep.

Frequently asked questions

How much does it cost to coat a 1,000 sq ft flat roof?

About $1,250–$3,500 for acrylic and $2,000–$4,500 for silicone when a pro does it, including cleaning and a two-coat application. Repairs found during prep, a primer for difficult surfaces like EPDM, and a longer warranty push it higher.

Is silicone or acrylic coating better for a flat roof?

Silicone usually costs more but tolerates ponding water. Acrylic is cheaper and very reflective, but it does best on roofs that drain well. Our silicone vs acrylic guide covers recoating and the other trade-offs in detail.

Can you coat over a leaking flat roof?

Only after the leaks are found and repaired and the roof is dry. A coating applied over wet insulation traps the water, and the roof keeps deteriorating underneath. Ask for a moisture check, such as an infrared scan or core cut, on any roof with a leak history.

How long does a flat roof coating last?

It depends mostly on the chemistry and how thick it is applied. Industry guidance ties 10-year warranties to roughly 20–25 mils of dry coating and 20-year warranties to 30–40 mils. A thin single coat wears through much sooner.

Can I coat my flat roof myself?

Many homeowners do on small, simple roofs. Materials run about $125–$275 per 5-gallon bucket, and one gallon covers roughly 50–100 sq ft per coat depending on the product. The hard parts are cleaning, repairs and getting an even, thick enough film. Follow the manufacturer's coverage rate, not a guess.
